On-Site Diagnostic & Measure
A Moffat technician confirms seal failure versus surface condensation versus cracked glass, checks frame condition and compatibility, measures the existing IGU, and documents the coating and gas-fill spec.
A properly sealed insulated glass unit does three things at once. It cuts heat transfer, so winter heating loads and summer cooling loads drop; Low-E coatings and argon or krypton gas fills carry most of that work, and Front Range UV exposure with 60-degree daily temperature swings makes the spec matter. It eliminates interior fogging and the condensation damage that follows when humid air can no longer reach the cold inner pane. And it dampens exterior sound, especially on triple-pane configurations near busy roads or commercial corridors.
When the perimeter seal fails, all three of those benefits start to disappear at once. Condensation appears between the panes, the gas fill escapes, and thermal performance quietly drops. Replacing the failed unit restores everything the original IGU was specified to do, residential or low-rise commercial.

Moffat installs four configurations, each ordered to the diagnosed spec and inspected on receipt before scheduling install.
Argon is the most common gas fill; krypton is used for narrower cavities or premium retrofits where thermal performance per inch matters. Warm-edge spacer technology reduces thermal bridging at the perimeter and is standard on premium orders.
Glass thickness for a residential IGU lite typically runs 3/32" to 1/4", with overall unit thickness driven by cavity width and pane count. We confirm thickness at the on-site visit so the order ships correctly the first time.
Low-E coating placement (surface 2 or surface 3 of a double-pane) tunes the winter-versus-summer performance tradeoff; we recommend the placement that fits the elevation and climate priority. Argon fill delivers roughly 24 percent better insulation than air; krypton is the higher-performance option for narrower cavities. Warm-edge spacers come standard on premium specs.
Where safety glazing applies, the IGU is ordered tempered or laminated to match. Frame compatibility (aluminum, wood sash, vinyl, fiberglass) is verified at the diagnostic before we order; a compromised frame becomes a separate scoping conversation.

On the residential side, the most common scopes are foggy-window swap-outs in bedrooms, living rooms, kitchens, and sunrooms where the failed IGU is replaced within the existing frame. Many of these frames came from major residential window manufacturers (AMSCO, JELD-WEN, Milgard, Gerkin); Moffat coordinates the retrofit IGU spec to the existing frame system. Door sidelites and entry-door glass with safety-glazing requirements are also common, as are skylights and clerestory windows where the access path is confirmed at the diagnostic visit.
On the commercial side, we replace IGUs in low-rise buildings up to four stories: storefronts, office windows, hospitality and restaurant interiors, and mixed-use buildings. We don't pitch high-rise or curtain wall above four stories.
A Moffat technician confirms seal failure versus surface condensation versus cracked glass, checks frame condition and compatibility, measures the existing IGU, and documents the coating and gas-fill spec.
IGUs are sealed assemblies factory-ordered from the manufacturer to the diagnosed spec. Lead time runs 5 to 10 business days from approved measurement, for every installer regardless of who orders, because the factory is the bottleneck. Over a century of Northern Colorado glass work means we know what to inspect on receipt: seal integrity, coating orientation, dimensional check, shipping damage.
Moffat technicians install, never subcontracted. Frame prep, glaze or gasket reset, weather window confirmed, finish protection through completion.
We verify the perimeter seal, confirm no daylight at edges, brief you on the cure period, and register the warranty. If anything needs adjusting in the first year, the same Moffat team that built it comes back to make it right.
Since 1921, Moffat has cut, fabricated, and installed custom glass for Northern Colorado, and a century of work in Larimer and Weld County means we've seen every kind of seal failure, frame condition, and coating spec that comes through these properties. The technician who diagnoses your IGU is from the same in-house team that installs it; Moffat technicians, never subcontracted. Three locations across the region: Evans HQ, Loveland, Fort Collins.
We're upfront about IGU lead times because the factory order is the same 5 to 10 business days for everyone; what we control is diagnostic accuracy and install quality. The membership stack supports that posture: BBB Northern Colorado A+ accredited, NGA member, plus the Shower Door Professionals Co-op and our Greeley and Evans Chamber memberships. Commercial scope is capped at four stories.
Foggy windows happen when the perimeter seal on an insulated glass unit fails and humid air enters the cavity between the panes. The primary seal (polyisobutylene) and the secondary seal (polysulfide or silicone) degrade over time. The accelerators are UV exposure, daily thermal cycling (Front Range temperature swings push the assembly hard), age (typical IGU service life is 15 to 25 years), and occasional manufacturing defects. Once the seal fails, the argon or krypton gas fill escapes, condensation forms between the panes, and thermal performance drops. Replacing the failed IGU restores it. Schedule a diagnostic visit.
Insulated glass units are factory-ordered to spec, so lead time runs 5 to 10 business days from approved measurement, for every installer. Moffat doesn't fabricate IGUs in-house; we diagnose, order to spec (coating, gas fill, safety glazing), inspect at receipt, then schedule the install. Larger commercial orders may run slightly longer. Schedule a diagnostic visit to start your order.
Double-pane IGUs use two panes with one gas-filled cavity; triple-pane IGUs use three panes with two cavities for higher thermal and acoustic performance. Double-pane is the residential default and the typical low-rise commercial spec. Triple-pane fits high-performance homes, energy-rated remodels, and noise-sensitive locations, with added weight and cost. We confirm the right configuration at your on-site diagnostic.
Insulated glass replacement is diagnostic-priced because cost varies by IGU size, coating spec, gas fill, double versus triple pane, and frame condition. A small bedroom double-pane swap is a different scope from a picture-window triple-pane retrofit with a low-emissivity coating. We confirm the spec at the diagnostic, then quote the factory order plus install labor. Request a quote.
Yes. Low-emissivity coatings on insulated glass reduce heat transfer by reflecting long-wave infrared while passing visible light. Argon-filled coated double-pane IGUs cut winter heat loss by roughly 25 to 30 percent versus uncoated double-pane. Coating placement (surface 2 or surface 3) tunes the winter-versus-summer tradeoff, and Front Range UV exposure makes the coating worthwhile on most elevations. We confirm coating spec at the diagnostic visit.
Restore the thermal performance, clarity, and quiet of your Northern Colorado home or building with a precise IGU replacement specified at an on-site diagnostic. Since 1921, Moffat has worked custom glass across Larimer and Weld County, and our diagnostic-first process means we confirm what your IGUs actually need before anything is ordered. Residential, low-rise commercial up to four stories, foggy-window swaps, full IGU retrofits, and code-required safety-glazed locations are all in scope.

I do not hesitate to recommend Moffat Glass
"We needed our patio screen door replaced. Moffat answered the phone (something that 3 other businesses did not do), scheduled someone to come measure the same day, manufactured our non-standard sized door and installed it within a week. We have yet to hear from the other businesses we contacted who told us they would 'get right back' to us. The quality of customer service was very good. Everyone was friendly, professional, and expressed appreciation for our business. I do not hesitate to recommend Moffat Glass. They have been in Greeley for a long time and I can see why they have lasted."
